October home sales up in Tri-County area
November 10th, 2011
We collect all the corporation filings in Michigan and then all of the assumed names (DBA) in the Tri-County area, which consists of Wayne, Oakland and Macomb counties. We have been collecting new business recordings since 1985.
1. Here are some very interesting figures for corporations.
Since year 2005, corporation recordings have declined every year and are pace to an even lower number for 2011 - a potential decline of 36% over these years.
2005 21,739
2006 20,964
2007 19,277
2008 17,166
2009 15,741
2010 14,942
2011 through September 10,463 projected to be 13,950 for the year.
The same holds true for the assumed names in the Tri-County area.
2005 26,019
2006 20,341
2007 20,170
2008 18,356
2009 17,003
2010 14,906
2011 through mid-October 11,028 projected to be 13,930 for the year.
In the past, during recessions, the number of businesses has increased due to unemployed people starting up new businesses. But that has not happened the last several years. It points out how bad things really are in Michigan.

Home sales were down overall for June, 2011 compared to last year’s June for the Tri-County area. Home sales were actually UP in Oakland county but down in Wayne and Macomb counties.
BREAKDOWN OF SALES IN BLOOMFIELD HILLS 2004-2010
For all of those interested in how home sales in Bloomfield Hills have gone over the last 7 years, here are some figures for you. I pulled Bloomfield Hills out because it’s where my house is and last year I disputed my taxable value of my home during the tax season. When you get your tax bill, you may want to get some figures like this for your city.
YEAR PURCHASES AVG VALUE MEDIAN VALUE
BY INDIVIDUALS
2004 1,020 $415,680 $340,000
2005 906 $522,870 $350,000
2006 721 $493,680 $352,000
2007 543 $459,240 $348,500
2008 557 $370,190 $300,000
2009 478 $323,380 $255,000
2010 702 $338,940 $251,000
Notice how the number of sales and the sales prices peaked in the 2004-2007 period. There was a big jump in 2010 in the number of sales but notice that the median value has dropped to the lowest in seven years.
Please feel free to use these figures in your publications or reports or dinner conversations. Call me for more information

The best way, the most successful way, the easiest way, the cheapest way to get new business is from your current clients. They can give you more business in two different ways: they can use your services more often or they can refer you to one or more of their friends. Contact your current clients on a regular basis. Let them know that you have not forgotten about them and they will not forget about you.
It’s a simple thing. It took you a lot of time, effort, energy, and money to get your current clients. DON’T FORGET ABOUT THEM while you drum up new business from other sources. Phone them, mail to them, do whatever you can to keep in constant touch with them. You will be paid back many, many times over for your efforts.
It’s paramount that you keep in constant touch with your current clients. Wish them HAPPY BIRTHDAY; congrats on the new kid, new job, new car, new home; send them cards, notes, inexpensive gifts.
Every one of your clients has several friends and business contacts who could also use your services. Some businesses live and die with REFERRAL business.
But you can’t just sit by the phone and HOPE that someone calls you - because then no one will. You have to make it happen for yourself!
And then all you have to do is…. ASK FOR MORE BUSINESS!!! There is a saying: “Be careful what you ask for, you just might get it”. Keep in constant touch with your clients. Ask your current clients for referrals, let them know you are looking for new business. You will never know the exact day when they will need YOUR SERVICES or when they have the opportunity to refer your name to someone else. If you keep in touch, then your name will be on the tips of their tongues.
Good luck in your business. Be successful! Let me know if there is any way that I can help you market your business.
